- Size - firstly is the office space big enough to meet your needs? Size is often the first consideration and the basis upon which most decisions are made. Be wary of taking a room too small for your needs. Cutting back on office space can be problematic in the long run, especially if you're planning to expand or have a lot of paperwork that needs to be securely stored. Many places will give you a quote for a small room that turns out to be akin to a shoe box. Always arrange to view the rooms before deciding whether a quote is reasonable or not. It may be that you get more (or less) for your money than you imagined.
- Cost - Cost and size are undoubtedly the most important factors when it comes to deciding on an office. Take into account hidden costs like electricity, water charges, parking charges, any additional service charges, waste disposal etc when choosing office space. Serviced offices may seem expensive in comparison to unserviced, but they may well save you a lot of money in the long run on other utilities. Not to mention the time and effort you save. Office quotes can vary and need breaking down to see how much you'd really end up paying.
- Quality - You may think that the quality is negotiable - and for you it may well be. Ask yourself whether you're comfortable overhearing other people's conversations (and having yours overheard through paper thin walls) or whether you'd rather be in office space that gives you privacy and confidentiality. At Oakwood Park all our dividing walls between offices are 6 inch blockwork and our doors are solid wood. This means that conversations cannot be overheard and any disruption to your work from over loud neighbours is effectively dealt with.
- Environment - If you are like most people you will be spending around 40 hours a week, or more, at work. This adds up over the year - make sure the office space is a place you can see yourself spending around 2000 hours a year. If you don't like it you won't enjoy coming to work. With plenty of natural light, landscaped grounds and carpeted office space we have worked hard at Oakwood Park to ensure the environment is one we would happily spend our time in.
